The first step is to agree and put in hand a course of action that meets both the client’s expectations and our high own standards, within a mutually agreed and satisfactory timescale. Our involvement is costed and agreed in advance, whether it be on a fixed fee basis or calculated as per the terms of the leases involved.

When it comes to drawing up and issuing service charges, calculating reserve funds and their timely collection, Blokman’s highly organised approach to record keeping really comes into its own.
To get the work done we liaise with the RMC to devise a Block strategy and within that, to plan and create timetables for redecoration and repairs, undertake the supervision of incidental and planned works and carry out regular inspections. These are planned to include face to face contact with leaseholders and ensure comprehensive and regular reporting.
Independent and Unbiased Advice
We can be relied upon to provide independent and unbiased advice, which includes the assessment of what works may need to be undertaken, independent of leaseholders’ private interests and preferences, based entirely on our duty of care to keep the premises in good repair. We can thus deal impartially with any issues or disputes, limiting any animosity or division that might arise where personal issues become the business of colleagues or friends.
This independence also allows us to relieve Directors of the RMC of the personal responsibility of collecting funds and unpaid charges from leaseholders.
Meet the Team
Charlie has worked in property for the past fifteen years. As Managing Director of Builtain Ltd, a maintenance, refurbishment and building company based in Battersea, he became aware of a lack of professional, reliable block management companies. Together with George, he decided to set up Blokman. As well as an encyclopedic knowledge of all things building and maintenance, and an enviable black book to match, he is a passionate, long-suffering Norwich City fan.
After earlier careers in sales, marketing and advertising George Hayles has spent the last 20 years amassing a breadth of experience in the property industry. Covering residential development, sales, letting and management, he brings a broad understanding of the issues at stake in block management and a deep appreciation of what the job entails.
